FAQ
Questions buyers ask before ordering
The goal here is simple: answer the operational and scope questions that usually slow down a real purchase decision.
Pre-order clarity
Common scope, timing, and delivery questions
Short answers to the questions most likely to slow a purchase decision.
Cook County-only scope, informational due diligence only, and no fake instant-result promises.
Question 01
What do you review?
- We review public-record and foreclosure-file inputs relevant to pre-bid due diligence in Cook County, then organize the findings into a buyer-readable PDF with a clear summary and unresolved items list.
Question 02
What do you not review?
- We do not provide legal advice, title insurance, or a guarantee that every possible off-record issue has been captured. Scope stays tied to the package and the available record.
Question 03
Is this only for Cook County?
- Yes. Current scope is Cook County only. That limitation is deliberate so the service can stay specific instead of pretending to cover everything equally well.
Question 04
How fast is delivery?
- Quick Screen targets 24 business hours. Full Diligence targets 48 business hours. Rush timing depends on active capacity and cutoff rules.
Question 05
Can I order with only an address?
- Yes. You can begin with an address, PIN, or case number. If the record context is still uncertain, the flow should tell you that clearly before deeper commitment.
Question 06
Do I need an account before ordering?
- No. You can start the order first. Dashboard access is tied to your email through a magic-link login flow.
Question 07
How do I receive the report?
- When the report is ready, you get an email notification and access the PDF through the authenticated dashboard. Delivery is kept inside the dashboard flow instead of a public file link.
Question 08
Can I review a sample report before ordering?
- Yes. You can review a sample report format before checkout so you understand the structure, tone, and decision summary style you will receive.
Question 09
What if the auction is very soon?
- Use the rush option only when it is shown as available. Rush should reflect real cutoff and workload constraints, not an automatic promise.
Question 11
Do you revise reports?
- If there is a clear issue with fulfillment or delivery, support should handle it directly. Revision language should stay consistent with the live terms once finalized.
If one question is still blocking the order, ask before you pay.
For operational, timing, or scope questions, contact support. If you already know the property and want to move forward, start with the property check instead.
